Terms of Use

Cancellation Policy

We understand that schedules change. To avoid any fees, please notify us of any cancellations or reschedules by 5pm the day before your scheduled appointment.

  • Cancellations made by 5pm the day before your scheduled appointment: No charge. You may reschedule at no additional cost.

  • Cancellations made after 5pm the day before your scheduled appointment: A fee of 30% of the total session fee will be charged to cover reserved time and travel.

  • Same-day cancellations: Subject to the 30% late cancellation fee. We will make every effort to reschedule at the earliest available time. All cancellation requests must be submitted via email or text message. Phone call cancellations are not accepted as official notice.

No-Show Policy

A "no-show" occurs when we arrive at the property and are unable to proceed due to no contact from the client or access to the property.

  • No-shows will be charged 30% of the total session fee.

  • ​No-show fee payment will be required to reschedule missed appointment.

  • ​Repeated no-shows (2 or more) may result in requiring full prepayment for future bookings.

Property/ Client Readiness Policy

To ensure the best possible results and to respect everyone's time, the property must be fully prepared before the photographer arrives. We do not wait for property preparation upon arrival. The property must be ready at the scheduled appointment time, including:

  • All rooms cleaned, decluttered, and staging completed (if applicable)​

  • Lights working and burnt-out bulbs replaced​

  • Vehicles removed from driveways and front of property​

  • Pets and pet items (bowls, beds, toys) out of sight​

  • Trash cans, personal items, and toiletries stored away​

  • Landscaping and outdoor areas tidy (for exterior shots)​

  • No active work. All construction, cleaning, staging, etc. must be fully done before arrival​

  • No other vendors on-site during the session​

  • Property should ideally be vacant; anyone present must stay out of frame

Property Not Ready Fee: If the photographer arrives and the property is not ready, photographer will give a 10 minute grace period. Each 10 minute period after the initial grace period will incur a $15 fee. If we are unable to proceed after 30 minutes, the appointment will be cancelled and the full cancellation fee will apply. It is the client's responsibility to ensure the property is accessible. If we cannot gain entry at the scheduled time, the appointment will be treated as a no-show.

Refund and Dispute Policy

Our goal is your complete satisfaction with our photography services. Please review our refund terms below.

 

Partial Refunds: Partial refunds may be issued under the following circumstances:

  • Technical error on our part (e.g., corrupted files, missed areas of the property) — we will first offer to reshoot the affected areas. If a reshoot is not possible, a partial refund proportional to the affected work will be issued.

 

Non-Refundable Situations:

  • Dissatisfaction due to property condition at time of shoot

  • Stylistic preferences not communicated prior to the shoot

  • Cancellations made after 5pm the day before the appointment

 

Requesting a Refund: All refund requests must be submitted in writing within 5 business days of receiving the final photos. Requests submitted after this window will not be considered.

 

Dispute Resolution: If you are dissatisfied with the final images, please contact us within 48 hours of delivery. We are committed to resolving issues promptly and professionally, and will offer reasonable solutions including selective re-edits or a partial reshoot where appropriate.

Photography Ownership And Usage Rights

Copyright Ownership: All photographs, videos, and other visual content created during a session are the intellectual property of the photographer and are protected under copyright law. The photographer retains full ownership of all original image files and creative works produced.

 

License Granted to Client: Upon receipt of full payment, the client is granted a non-exclusive, non-transferable license to use the delivered images strictly for the purposes outlined below:​

  • MLS listings and real estate marketing for the specific property photographed

  • Print and digital advertising related to the property sale or rental

  • Social media promotion of the listed property

Permitted Uses:

  • Sharing images on real estate platforms (Zillow, Realtor, Redfin, etc.)

  • Use by the listing agent and their brokerage for the active listing

  • Property marketing materials (flyers, brochures, etc.)

Restrictions — The client may NOT:

  • Resell, sublicense, or transfer the images to any third party outside the scope of the property listing

  • Use the images for purposes unrelated to the listed property (e.g., general agency branding, stock libraries)

  • Alter, crop, filter, or edit the delivered images in a way that misrepresents the property or compromises image quality without prior written consent

  • Claim ownership or authorship of the photographs Photographer's

 

Portfolio Rights: The photographer reserves the right to use any images produced during the session for portfolio, marketing, website display, social media, and promotional purposes, unless the client submits a written request for privacy prior to the shoot. Such requests will be honored at the photographer's discretion.

 

Third-Party Usage: Any use of the images beyond the scope described above requires a separate written agreement and may involve additional licensing fees.

 

Image Retention: Raw and unedited files remain the sole property of the photographer and will not be provided to the client under any circumstances. Edited final images will be stored for 30 days after delivery, after which archiving is not guaranteed.
